Only nepali citizen can buy property (land ) in Nepal w/o restriction . US citizen cannot buy land only inherit with strict terms and conditions .

Us gc, Nepali ctzp =unlimited. Us ctzp + nrn card = in one area , 2 ropani in ktm ,or 8 kattha in madesh etc etc..check nrn regulations , pdfs easily availabe on google.

Oh and edv is right, the restrictions for nrn card +us ctzp is u have to get special permission 1st and u will be issued a blue purja not lal purja. it's up to the discretion of the office to give u permission or not so not exactly not a right ht but a privilege
